A building permit confirms that a design meets the Ontario Building Code. It does not build the project. Between permit issuance and completion, drawings have to be interpreted on site, trades have to be sequenced, inspections have to be passed and questions have to be answered before they turn into rework.

Every project is different, but construction management at Home Fresh Air generally follows these stages:

  2. Construction planning. We build a work sequence around the mandatory inspections listed on the Town's reviewed permit plans, trade availability and key decision points.
  3. Contractor coordination. We align contractors and consultants on the current drawings, responsibilities and schedule.
  4. Construction support. We review documents, answer design and engineering questions, and coordinate revisions as work progresses.
  5. Inspections and completion. We coordinate the work required for final inspections and track outstanding items through to project completion.

In Newmarket, the Town requires the permit card to be posted on the property and a copy of the reviewed permit plans to be kept on site. Inspections are requested through the Town at least two days in advance, and the required inspections depend on the type of work, as listed on the reviewed permit plans.

How a project moves

  1. Consultation

    We start with a conversation about the property, your goals, budget and timeline. For renovations and additions we review the existing building; for new work we review the site and the applicable zoning and code requirements.

  2. Concept and design development

    Space planning, layouts and design concepts, developed with 3D visualization so you can see the project before it is documented. Architectural and interior decisions are made with the engineering disciplines in the room.

  3. Engineering coordination

    Mechanical, HVAC, plumbing and electrical systems are designed and coordinated against the architectural drawings. Structural considerations are reviewed by our Professional Engineer.

  4. Permit documentation

    Construction drawings and engineering documents are prepared to the standard the municipality expects. We coordinate submissions and respond to review comments until the permit is issued.

  5. Construction support

    Contractor coordination, drawing and document review, site questions and technical review during construction, so the built work matches the permitted design.

  6. Completion

    Final coordination, close-out documentation and a project that is finished, compliant and ready to use.
